My Zestimate® Sucks!

If your Zestimate© is significantly below your asking price, you can be losing tens of thousands of dollars!  Let’s fix that!!!

First off, let’s just go ahead and say it, Zillow© has become the primary disseminator of homes listed for sale in the US.  They syndicate listings from most MLS’s around the country, as well as offer “free” “For Sale By Owner” listings to homeowners.  Either through their main website, mobile apps, and 3rd party website plugins, they dominate the home search market.  That being said, as the home owner, when you are trying to sell your home and it is on Zillow©, you want to present absolutely the most positive information about your home to the public.

Getting your house fixed up and ready to sell can be brutal…you can spends thousands and thousands of dollars making upgrades and improvements to the house, you work hours on end cleaning and decluttering to make everything look perfect.  You spend the time and effort to write up a beautiful description of the home and the community. You’ve taken the best photos you can so potential buyers have a great visual first impression, and you’ve spent hours and hours getting everything exactly how you want it.  And then there it is….BAM…..the biggest kick in the teeth to a home owner when trying to sell a house “For Sale By Owner” on Zillow©……the very first thing a potential buyer sees is a huge discrepancy between the owner’s list price and the Zestimate©.

If this is the case for you, as the homeowner, you look at that discrepancy and say, “This Zestimate© sucks!  It doesn’t take into consideration that I upgraded this, updated that, improved all this other stuff.  This just isn’t right!”  Well, from the potential buyer’s perspective, they simply say “Wow, this house is overpriced!”  And just like that, countless potential buyers mark your house off their list as an overpriced / unrealistic seller.  If they don’t completely mark it off their list, they use it as negotiating leverage.  Either way, it’s bad news for you.

What can I do if my Zillow© Zestimate© sucks?

As the homeowner, there’s not a tremendous amount you can do to change or improve your Zestimate© on your own.  Zillow© relies on their automated algorithm to come up with your Zestimate©, primarily from publicly available (and often incorrect) data, and it doesn’t appear it relies much at all on what the homeowner thinks the value is (which does make sense…you could say a shack is worth $1M).  There are ways to contact Zillow© to request a review of the Zestimate© with supporting documentation (such as an appraisal, a list of repairs / upgrades, etc.).  However, it has been reported to us by numerous people that they’ve either never heard back at all, or their Zestimate© never changed for the better.

What can ListedItMyself do if my Zillow© Zestimate© sucks?

Glad you asked….there are two possible outcomes when we list your house.  First, when your house is listed in the MLS with ListedItMyself, as a licensed and trusted real estate brokerage, Zillow©’s algorithm appears to put more confidence in the list price and automatically adjusts the Zestimate© to at or near (sometime slightly above or below) the list price.  In fact, here’s one we were able to drive the Zestimate© up over $150,000!!!

While changes in Zestimate© in a positive direction is the norm when listing your home in the MLS with ListedItMyself, there are some instances where it doesn’t budge, leaving the Zestimate© uncomfortably below the list price.  In that instance, as a trusted real estate brokerage, we have the ability to reject the automated valuation and remove it from syndication to the Zestimate©, which leaves the Zestimate© blank.  While driving up the Zestimate© to the list price or greater is our goal, keeping an unfairly low Zestimate© from view is the next best thing for a seller.
