* Commission at successful closing varies from 1.5-3.5%.

If a buyer’s agent is involved in the transaction, there will be a 3.5% commission to be paid at closing. This 3.5% is based on a recommended 2.5% going to the buyer’s agent, and 1% going to the listing brokerage. While you are not required to offer to pay a buyer’s agent a commission, to maximize participation of agents representing qualified buyers, we highly recommend offering a competitive buyer agent commission. While the vast majority of transactions do include an agent on the buyer’s side, in the event an unrepresented individual wants to make an offer on the house, listing agent will prepare an MLS-approved purchase agreement, facilitate the inspection / request for repairs process, and help keep the transaction on track for a smooth and successful closing, and there is a 1.5% commission due to the listing brokerage due at closing.

Comparative Market Analysis

One problem many individuals have in selling their home is that they do not know what a reasonable price is for their home. Often times they equate sentimental value with market value, and that just does not work. With our hybrid full-service package, we prepare a comparative market analysis of your home with homes that have recently sold and that are currently on the market so you will know what your competition looks like and what to reasonably expect to walk away with at closing.

Electronic Lockbox

We add the convenience of an MLS-approved lockbox so cooperating agents can show your home more easily.

We show your house.

In the event an unrepresented individual wants to see your house, we work to pre-qualify them and only show your home to people that are ready and able to purchase your home. This saves you time and headache of showing your home to someone that isn’t a serious prospect.

We provide detailed online traffic reports.

Through the use of innovative software, we are able to track traffic of your listing across several crucial web portals, including Zillow / Trulia, Homes.com, as well as the local MLS and IDX feeds. This gives us valuable information that we are able to use to help manage your listing.

We work to get buyer feedback.

We work to get buyer feedback so you will know what potential buyers are thinking about the price and condition of your home so you can make decisions about your home with the best possible information.

We negotiate for you.

As your agent, we negotiate on your behalf. We are able to separate personal feelings about a property to help maximize the price you receive.

We help guide you from the initial offer to the closing table.

As your agent, we will help coordinate all the activities required to get from contract to the closing table, such as coordinate termite inspections, home inspections, appraisals, necessary repairs, etc. The list of items to take care of can be long and cumbersome, and we’re here to help manage that process from start to finish.

Your listing is shared through our social media channels.
