A multi-colored, 36 x 24 yard sign includes your listing ID and telephone number.  Sign also includes a QR code link to your listing.  Certain MLS’s (NALMLS in particular) require that the listing Broker’s telephone number be provided on the yard sign in lieu of the seller’s telephone number, and no indication can be made on the sign that the seller is offering to sell the home directly to a buyer…therefore, the words “FOR SALE BY OWNER” cannot be on the sign, nor can the seller have their own separate “FOR SALE BY OWNER” sign in the yard.

Home gets listed on local MLS and all affiliate sites for 6 months with up to the maximum number of photos. Unfortunately, this package is not currently available in Tuscaloosa.

Your home will get posted to the MLS through a properly licensed and trusted third party broker. The portion of the cost attributable to the MLS listing is paid directly to the listing broker at the time the MLS paperwork is filed.

It is important to note that the website, ListedItMyself.com is not a real estate brokerage. At checkout, you will be charged for your listing on our site and a one-time copyright useage license for the use of our photos on the MLS. After you checkout, you will be sent an invoice for the $99 MLS filing fee. The fee will be paid directly to the listing brokerage and starts the MLS paperwork process. All aspects of the MLS listing are to be handled between the listing broker and the customer.

If an individual buyer purchases your home and you do not request any professional assistance in the closing process, there are no other fees or commissions to be paid to the listing brokerage.  However, as part of the rules of the MLS, when your home is on the MLS, you are obligated to offer a buyer’s agent a commission if they bring you a qualified buyer.  If a buyer’s agent is involved in the transaction, there will be a 3% commission to be paid at closing. This 3% is based on 2.5% going to the buyer’s agent, and 1/2% going to the listing brokerage to cover the cost of state defined minimum services.  The amount offered to buyer’s agents may be voluntarily increased at the time of the MLS paperwork is filed.

Comparative Market Analysis

One problem many individuals have in selling their home is that they do not know what a reasonable price is for their home.  Often times they equate sentimental value with market value, and that just does not work.  With our hybrid full-service package, we prepare a comparative market analysis of your home with homes that have recently sold and that are currently on the market so you will know what your competition looks like and what to reasonably expect to walk away with at closing.
