If a buyer’s agent is involved in the transaction, there will be a 3.5% commission to be paid at closing. This 3.5% is based on 2.5% going to the buyer’s agent, and 1% going to the listing brokerage.  The amount offered to buyer’s agents may be voluntarily increased at the time of the MLS paperwork is filed.  While the vast majority of transactions include an agent on the buyer’s side, in the event an unrepresented individual wants to make an offer on the house, listing agent will prepare an MLS-approved purchase agreement, facilitate the inspection / request for repairs process, and help keep the transaction on track for a smooth and successful closing, and there is a 1.5% commission due to the listing brokerage due at closing.

When you use our Hybrid Full-Service package, you enter into an “Exclusive Right to Sell” agency contract, giving us the green light to act on your behalf.

ListeditMyself.com Real Estate Group agent will communicate with buyer and seller to produce an official purchase agreement. That agreement will be circulated for electronic signatures, and once finalized, will be sent to an agreed-to closing attorney.

ListeditMyself.com Real Estate Group agent will provide purchaser and seller an Estimated Closing Statement with the purchase agreement. This will give both parties a close understanding of the costs and proceeds of the transaction. As the name indicates, this is an Estimated Closing Statement. A final Closing Statement will be provided by the closing attorney.

We will refer you to one of several, highly rated local closing attorneys that have a history of successful closings.

Listeditmyself.com Real Estate Group agent will include earnest money instructions in the purchase agreement. Earnest money will be held by agreed-to closing attorney.

We will refer purchaser to a local lender so they can begin the loan application process. We will keep both parties up to date on the process.

We will refer the purchaser to local home inspectors, and help facilitate the contractually defined request for repairs process.

If requested by the purchaser or lender, Listeditmyself.com Real Estate Group agent will assist in coordinating appraisal and survey.

ListeditMyself.com Real Estate Group agent will accompany purchaser in a final walk through of the property the day of or the day before closing to verify all agreed-to request for repair items have been address, and will prepare documentation of the results.
